FAQs

How does pricing work?

Residential Carpet Cleaning - We charge $0.52 a sq ft and $3.00 a step.

Commercial Carpet Cleaning - Varies on size of job, please contact for pricing.

Our minimum charge to come to your house or business is $175.  This typically gets you about 336 sq ft of carpet cleaned.  If we go over the "minimum", then we go by the total square footage of the carpet cleaned.  Our square foot price includes everything, IE...carpet solution, spotting chemicals, deodorizer and pet treatment.  Scotchgard can be applied for an additional fee.  All of our cleaning solutions are environmentally friendly, safe for children and pets.  If you would like to know the price before we come out, we are more than happy to come do a free estimate.

What is your carpet cleaning method?

We use the steam cleaning method or the technical term is hot water extraction.  The equipment injects chemically treated hot water and vacuums it out immediately removing dirt, allergens, and most of the water.  Very little cleaning solution is needed as the hot water is the main cleaning agent.  This is the gentlest and most effective method.

How often should I clean my carpets and upholstery?

You should clean your carpets and upholstery when you feel they need to be cleaned. There is no right or wrong answer to the question.  It all depends on your personal opinion of "dirty".  Obviously for high traffic carpet, they should be cleaned more often to maintain the carpet quality.

How do you clean upholstery?

We clean upholstery by hand using a shampoo that cleans the surface of the material while not over wetting the material.  If necessary, we will use the carpet machine but this does increase the dry time and time before said piece of furniture can be used.

Preparing for our arrival?

We ask that you pick up the little stuff such as toys, pet beds, rugs, clothing etc.  Vacuuming before we arrive is always appreciated.  It is also helpful to know where spots and stains are so you can tell Nick before he starts cleaning.

Our technicians are more than happy to move furniture that can be moved safely and put back in the same location using foam blocks or tabs.  These prevent the furniture from leaving stains such as wood dye or rust marks.  We recommend that you do not remove the blocks or tabs for 24 hours to ensure the carpet is 100% dry.  We will not move heavy items such as bookcases, china cabinets, pianos or large dressers.  When it comes to moving beds, it's on a per case basis.

How long does it take to dry?

Your carpet will be slightly damp to the touch but not squishy wet.  Typically, it takes 5-6 hours for the carpet to be completely dry but it could take longer depending on the time of the year.  In the summer, running air conditioning, ceiling fans, box fans, etc. will help circulate the air and cut down on the humidity.  In the winter having your heat set to at least 72 degrees will also help your carpets dry faster.

How soon can you walk on your carpets?

Again, the carpet will only be slightly damp to the touch.  You can walk on the carpet as soon as we are done.  We just recommend that you wear shoes, socks or slippers because the oils from the bottom of your feet are actually worse for the carpet than covering them.  Please be mindful of going from the damp carpet to surfaces such as hardwood floors, linoleum or tile so you do not slip and fall.  Stairs are definitely something to be mindful of when walking up and down.

Do I need to be present?

No, you do not need to be present.  Many clients feel comfortable leaving the technicians unattended while cleaning. You may arrange to leave a key, door code, or have a neighbor, friend, or relative let us in your home.  Our philosophy… If you do not feel comfortable having us in your home when you are not there, then we are not the company for you.  Brady’s is a company you can trust because you can always count on Nick to be there managing the job.

The spots came back after cleaning?

Sometimes spots come back after cleaning due to “wicking”.  Wicking occurs when there are spills that have penetrated the carpet backing and have been laying dormant underneath the surface.  They are sometimes pulled back up to the surface of the carpet during the hot water extraction process.  The carpet may appear clean when damp but when the carpet dries the spot becomes more noticeable. If this does happen, give us a call so we can talk about options to remedy the problem.

Does every spot come out?

Nick does not have magic powers so yes........sometimes a spot does not come out.  We will try every available option but unfortunately, there are times there is only so much we can do.

Do you clean area rugs?

Yes, we can clean area rugs either in your home or in our shop.  Please call us to discuss the difference between both options.  Our preferred method is in our shop so we have better control over the drying process.  You may drop off rugs at the shop Monday through Friday from 8am to 6pm.  Jute and sisal rugs can only be cleaned in our shop due to the cleaning method required.  Lead time varies depending on the time of year but generally is 5-7 days unless otherwise specified.

Can you pick up my area rugs or cushions?

Yes, we will pick up your area rugs or cushions and bring them to the shop, clean them, and return them for an extra fee.

What happens if my house has water damage?

1.) Take a deep breath. I know how bas everything looks at the moment but everything will be fine.

2.) Has the water stopped? Do you need to call a plumber or is the issue caused by mother nature? If a pipe has burst in your residence or business can you shut the water main valve off yourself until a plumber can arrive? If the water is coming in from outside can you find the source?

3.) Call your insurance company and let them know of the situation so you have a clear understanding of your policy and what they are going to cover. Please note, as a policy holder, you can choose whomever to come and do the work. The insurance company can offer a suggestion but they can not tell you who you have to use.

4.) Call Brady’s and we can talk you through how to proceed and the services that we can offer.

Do you clean up sewer or blackwater?

No we do not. In the state of Michigan you have to be licensed to offer those services and Brady’s does not have the appropriate certifications.

What is blackwater and greywater? (Taken directly for Wikipedia)

Blackwater can contain feces, urine, water and toilet paper from flushed toilets. Blackwater is distinguished from greywater, which comes from sinks, baths, washing machines and other household appliances apart from toilets. Greywater results from washing food, clothing dishes as well as from showering and bathing. Brady’s can assist you with any greywater issues.

Do you clean cars, boats, or RV’s?

We do not.  We are more than happy to clean any carpet you can remove from said vehicles and bring to our shop but we do not physically go into cars, boats or RV's and clean their carpets.

Do you do air duct cleaning?

Unfortunately, we do not do air duct cleaning.
